Project Manager for The Howard-Maze Company. HM was one of the largest interiors contractor in Atlanta during the mid 1970's. Partnership offered but turned down.
Full time renovation & building contractor since 1978.
Inspected and submitted reports on at least 50 federal dwelling properties that were being offered back to original owners/ relatives or a bid process.
Consulting Cases
Most memoral cases:
1. A house was burned to the ground. My charge was to come up with an estimate of a house that did not exist. I reconstructed the entire design from the foundation to the roof shingles and determined an estimate of its value.
2. Another case involved a builder that used sub-standard framing materials ( # 3 Yellow Pine ). I worked with this builder. My charge was to determine that the lumber was adaquate for the most part, that the lumber grading was incorrect and that the homeowner damages were out of line. Settled out of court with no deposition.
3. One case involved a new home built in Atlanta. There were numerous deficiencies that were obvious and reasonable. My charge was to submit a report on each item and provide an estimate to correct each item. The major item consisted of an incorrect flue that was installed for a future wood burning fireplace with brick veneer. A smaller size flue for a gas fireplace was installed. Also noted, the top section of brick was layed directly on the roof decking. The chimney was twisted and leaning about 6". Deposition and court testimony.
4. One case involved a large home that was being constriucted in one of the most exclusive neighborhoods in Atlanta. In a nutshell the house was not being built according to the design, numerous major beams had been omitted, numerous walls out of plumb, incorrect water proofing and foundation drain, incorrect roof shingle installation, incorrect duct installation and all porches incorrectly constructed. My charge was to totally inspect the home, submit a report of findings with an estimate. After depositions, the case was settled.
5. Another case involved a large home being built in North Georgia. I was hired to inspect the home and provide a report on the condition of construction, unapproved change orders, determine if the house was built according to plans, compare the construction with the builders contract specifications and determine why the project was $ 200,000 over budget. Contractor did complete large change orders without approval, submitted invoices that were excessive, did not follow manufacture specs on numerous material installation, did not install what his contract specified and found that the bank had over paid the builder over $ 100,000.
6. Numerous cases involving contract disputes, over charging, incorrect materials and workmanship issues.
